High delinquencies, unresolved litigation, defective association documents and a weak loan to value ratio are the reasons a risk manager stops reading. Any one of them can end a request that was otherwise sound.
Banking tolerance guidelines and thresholds are not published anywhere. Knowing where each lender draws its line is critical to save time and money.

Across the draw period we work with management, the bank, the engineer and the contractors to process AIA payments, loan advances and wire transfers.

Lance Kaplan
PRINCIPAL · PRESIDENT
LCAM - 25+ YEARS ON SITE
Lance co-founded LTM Group and serves as its President. He spent more than 15 years as a General Manager supervising on-site construction projects, and more than 20 years running condominium properties as a Licensed Community Association Manager.
He has sat on both the board's side of the table and on the contractor's and is a great asset to have on your team during this process.

Todd Wasserman
PRINCIPAL · CEO
MBA - UNIVERSITY OF MIAMI
Todd co-founded LTM Group and serves as its CEO. He holds an MBA from the University of Miami and has spent over 11 years preparing condominium associations for major construction projects.
He leads the firm's lender relationships, and is the person responsible for walking a credit committee through the loan package.


Lily Wasserman
FINANCE & OPERATIONS MANAGER
BBA FINANCE - MSF CANDIDATE
Lily earned her BBA in Finance and Marketing from the University of Miami, graduating magna cum laude, and is currently completing her Master of Science in Finance.
She supports the firm's financial and business operations:
Association funding, lender relations, accounts receivable, financial reporting, and market research for condominium and construction projects across Florida.
